Residents of Sabal Palm Estates:

Please do not place yard debris or refuse of any kind in the Subdivision Common Areas. 

This includes all those grassy areas adjacent to and surrounding Spyglass Hill Park, and the grassy area on the North side of Autumn Glen Drive, from 779 Autumn Glen to the West entry. (Basically, the Common Areas are any area in Sabal Palm Estates Subdivision that is not your specific lot). This property is jointly owned by the 78 homeowners in our subdivision and your sub-association is responsible for its upkeep.

Article 10.5.2 of our Covenants and Restrictions states:

“No rubbish, trash, garbage or other discarded items shall be placed or allowed to remain upon any Common Area.”

The only exception the Association has ever granted is for Hurricane damage debris, on a case by case basis. 

Our landscaping company does an excellent job keeping our Common Areas trimmed and looking nice, but they are not required to pick up any yard refuse that is placed on the Common Area.  As you can see, the refuse previously placed on the Common Areas has resulted in either dead spots and/or high grass.

Waste Management picks up yard waste on Mondays only.   Please contact Waste Management directly for any special large pickups retained on your property (ask for the “Claw Truck”).  If you have a company or contractor that trims anything on your lot, they are required by Brevard County Ordinances to take all cuttings with them. Waste Management will not pick up large amount of yard waste cut by yard maintenance companies/contractors.

Residents can also take their yard debris directly to the County landfill themselves and dispose of it at no charge.

The Common Area is everyone’s property and nothing should be placed on it (refuse, parked cars, household trash, etc). There may be some owners or residents renting in our subdivision  that are not aware of our Restrictions but saw other residents use the Common Area for a dump site or parking lot.  They then assume that this is the purpose of the grassy area and incorrectly follow the example, further exacerbating the issue.
